Object-Related Real-Estate Company

We conduct specific searches for properties or interesting historical buildings in residential areas, which we have experience with as being good or “up-and-coming” neighborhoods in Berlin.

After an initial selection, feasibility studies for these projects are conducted in order to finally decide on the most attractive project. These decisions are made together with the Ticoncept Construction Project Development Company.

Over the entire duration of the project, the property developer is responsible for the management of the project. This is where “everything comes together”. He coordinates all parties involved in the project.

Ticoncept Construction Project Development Company

The company places its 15 years of experience in 46 completed projects at the disposal of the property developer and supports him in his choice of suitable properties or historical buildings.

It assists in the feasibility studies and finally decides on the appropriate project together with the property developer.

Upon acquisition of the new project, further extensive market analyses are conducted in order to draw up a project development and marketing plan.

Together with the sales company and the project manager, a marketing plan is the implemented and all necessary sales tools and promotional materials generated.

Ticoncept Sales Company

In order to guarantee top quality consultation, we work with well-trained in-house sales agents.

Ca. 70% of the apartments are sold by our own salespeople.

If any questions concerning the project or the building come up that our salespeople cannot answer, prospective buyers can also speak with the project manager, the architect or the general site manager.

The in-house salespeople and the project manager also give presentations and consultat our external sales partners, in order to ensure the same high standards of service.

Aside from consulting our personal construction supervisor, a service that we offer buyers after purchase, buyers can of course also continue to turn to our salespeople for advice and consulation throughout the entire construction process.

In order to guarantee high building standards and the trouble-free realization of the project during the construction phase, the general site manager, the site manager and all persons responsible for quality management directly report to the property developer and inform him daily about how construction is progressing. This ensures that any problems that may occur during construction are solved swiftly and in the full interests of the project.

Another important role: customer support for buyers after purchase. For this purpose, we have an extra construction supervisor, who looks after all the wishes of our buyers (change of floor plans, samples of materials, site inspection, etc.).

The advantages of buying with Ticoncept: Unlike larger property developers, we are a medium-sized company with a “flat hierarchy”. Decisions are therefore felled quickly and efficiently.

For our buyers, this translates into a maximum degree of flexibility in the designing of individual floor plans and accommodating special wishes concerning features and materials.

Likewise our buyers enjoy the services of a personal construction supervisor, who is available for all questions after purchase and can implement these on site.

Financial Institutions

For larger projects, a bank that finances the property development is often needed in order to meet increased solvency needs and to put up guarantees.

In the finance field, we have worked with several banks over the past years. We would like to here especially mention the Berliner Volksbank and the Eurohypo as reliable partners.

Notary

An experienced notary for Wohnungseigentumsrecht (residential property law) is an important partner. For over 10 years now, we have worked successfully with the notary Dr. Jobski.

Together with the property developer, the notary prepares the contract documents necessary for the sale of the individual apartments. Moreover, he takes care of all the highly complicated and complex matters concerning land registery in Germany.

The notary is an independent intermediary between buyer and seller and is available to buyers in case of questions both before and after purchase.

Media Agencies

Communication with the media and presswork covers a broad range of activities. For this, we work with a number of agencies.

Property Management

A property manager, who is experienced in residential property law, is not only important upon completion of the project and delivery of the objects to the buyers, but also during the project development phase.

We involve our property manager very early on in order to find a good basis for the later negotiation of a division of running and property management costs that is fair for all buyers.

An important part of the declaration of partition is the “Community Bible” – the community and house rules. This regulates among other things the interactions of the buyers among each other. The long-standing experiences of both property manager and project developer are also of great help here.

Select Sales Partners

Unlike other property developers, who hold “mass events” for sales partners, we only work with a few select sales partners.

Only ca. 30% of the apartments are sold through our external partners. In order to also guarantee a high level of object-related quality advice for our potential buyers through our external partners, an informed in-house sales agent or the project manager himself is also present at meetings with prospective customers.

Architect

The architect or architecture firm is a very important partner. From the beginning to the end, he is “close” to the project.

Among other things, he supports the property developer in the feasibility studies before purchase.

After purchase, he plans the houses and apartments up to work phase 4 (building permits) and draws up the detailed blueprints (WP 5), which are the basis for the  construction work.

Moreover he supports the general site manager and the site manager in their work during the construction phase.

He is also available to the salespeople in meetings with prospective buyers. At Ticoncept, buyers can plan their very individual dream apartments together with the architect.

Statistician, Experts, Consulting Engineers for Electrics and Heating/Plumbing

In this area we have a number of companies with whom we have been working with for many years. The individual companies help in planning and project development. During the construction phase, they aid in controlling and quality management.

External Building Contractors

We do not work with a general contractor, who brings with him all trades and services, but negotiate contracts for each service individually. Although this amounts to additional time and work, our experience has shown us that it also leads to more transparency on site. Problems and difficulties are recognized much earlier and can be solved more quickly.

Over the years, we have built of excellent working relationships built on trust and expertise with many of these companies.
